Who is responsible for repairs?

Following on from a few queries we have had recently we would like to make leaseholders aware of what maintenance they are responsible for and where Housing Solutions' responsibilities lie.

Leaseholders
Leaseholders are responsible for anything internal to the property including heating, electricity, water leaks, appliances, window panes and all other internal maintenance jobs - for a full list please refer to the leaseholders handbook by clicking here.

Housing Solutions
We are responsible for all repairs and essential works to the communal areas and structure of the building including window frames and handles but excluding the window pane.
Any repairs or works carried out by Housing Solutions to these areas are rechargeable to residents in their service charges, including repairs to window frames of individual flats. If a communal door or gate has been vandalised and a job is logged it will be recharged to the block unless a crime reference number is given when a job is logged.
